Balmoral Tower Balewadi | 3 BHK from ₹2.56 Cr | Kasturi

Balmoral Tower Balewadi — 3 BHK from ₹2.56 Cr, 4 BHK & Penthouses in Balewadi, Pune
Every price on this page is marked “All Inc”. That is unusual enough in Pune to be the first thing worth saying about Balmoral Tower Balewadi, because an all-inclusive quote removes the single largest source of surprise in a premium purchase — the gap between the headline number and what you actually sign for.
The Kasturi project runs from a 1,246 sq.ft three-bedroom at ₹2.56 crore to a 3,742 sq.ft five-and-a-half-bedroom penthouse at ₹9.79 crore. That is a wide band for one building, and the two penthouses at the top are priced on a different logic from the apartments below them. MahaRERA registration is P52100047009.
What the page does not publish is as telling as what it does: no possession date, no tower count, no floor count, no land area. For an under-construction building at this price, those are the numbers to extract before anything else.
Project overview
The developer is Kasturi and the status is Under Construction. The overview describes an extraordinary residential experience in a developing Balewadi neighbourhood, with proximity to Balewadi Stadium, Baner Road, Hinjewadi IT Park and Wakad.
The highlights section is unusual. Instead of lifestyle features it lists engineering and site-planning decisions: service locations for the STP, transformers and underwater tanks; optimised internal roads and plinths; compliant setbacks and margins; parking efficiency; amenity space; traffic flow management; defined construction stages; soil testing and strata analysis; drainage. That is a planner’s checklist rather than a sales list, and it reads as technical seriousness. It is also unverifiable from a webpage — ask to see the soil report and drainage plan.
Two internal inconsistencies should be named rather than resolved for you. The overview and investment notes describe “3 BHK and 4 BHK residences”, while the price list also carries 4.5 and 5.5 bedroom penthouses. And the investment notes say pricing starts from ₹2.29 crore, while both the price list and the site’s own FAQ say ₹2.56 crore. Our internal brief also records the area range as ending at 2,916 sq.ft, where the live list runs to 3,742 sq.ft. Get the current inventory sheet in writing.
Configurations, carpet areas and pricing
Four types are published, each with an area and an all-inclusive price.
| Configuration | Carpet area | Price (all inc) |
|---|---|---|
| 3 BHK | 1,246 sq.ft | ₹2.56 Cr |
| 4 BHK | 1,581 sq.ft | ₹3.29–3.42 Cr |
| 4.5 BHK Penthouse | 2,916 sq.ft | ₹7.67 Cr |
| 5.5 BHK Penthouse | 3,742 sq.ft | ₹9.79 Cr |
The per-foot maths is where the list gets interesting. The 3 BHK works out near ₹20,550 per sq.ft of carpet and the 4 BHK between roughly ₹20,810 and ₹21,630. The penthouses sit near ₹26,300 and ₹26,160 — around a quarter more per foot. That premium for the top floors is normal, but it should be a conscious choice rather than a surprise.
The 4 BHK is quoted as a range on a single carpet area, which usually reflects floor level, view or orientation rather than size. Ask what moves the price ₹13 lakh within the same plan, and ask for a floor-wise list.
On “All Inc”: get it in writing and get it itemised. Confirm specifically whether GST, stamp duty and registration are inside the figure, and whether parking, clubhouse membership, corpus, maintenance advance and floor-rise are too. All-inclusive means different things to different sales desks, and the difference here is worth several lakh.
Location and connectivity
Published distances: Balewadi Stadium 1 km, Baner Road 2 km, Wakad 4 km, Pashan 4 km, Aundh 4 km, NHL Metro Station 5 km, Pune University 7 km, Hinjewadi IT Park 10 km, Pune Airport 16 km.
Balewadi sits between Baner, Aundh, Wakad and the Mumbai–Bangalore expressway, with the stadium and High Street precinct giving it a centre of its own. Four kilometres each to Wakad, Pashan and Aundh puts three employment and retail catchments within a short drive — an advantage over suburbs with only one direction to travel. The airport at 16 km, across the city, is the offsetting weakness.
Hinjewadi at 10 km is the commute most buyers here will actually make, and distance is the least useful way to think about it. That corridor is Pune’s most congested; the same ten kilometres can be twenty minutes or well over an hour depending on the hour and the route. Drive it from the site gate at 9 am on a Tuesday before you decide.
Five kilometres to a metro station is close enough to matter and far enough to need a plan. Confirm which station is meant, whether it is operational today, and what the last-mile connection from the project gate looks like. Do not price in a benefit that is still under construction.
Amenities and specifications
The amenity list is long and, unusually for Pune, weighted towards sport and outdoor space rather than a single clubhouse. Grouped by use:
- Water and fitness: swimming pool, kids pool, state-of-the-art gymnasium, yoga and meditation area.
- Sport: multi-sport floodlit court, indoor badminton court, squash court, table tennis, billiards room, card room.
- Social and work: community center, banquet zone, executive workspaces, amphitheater.
- Landscape and outdoors: plazas, sit-outs, tree courts, pavilions, usable greens, central lawn, play mounds, party lawns.
- Family: kids play area, pet zone.
A squash court and an indoor badminton court are uncommon and expensive to build, and a floodlit multi-sport court means evening use. If sport matters to your household, this list is a real differentiator.
The landscape vocabulary is precise in a way that suggests a designed masterplan: tree courts, play mounds, usable greens and plazas are distinct elements, not synonyms for garden. Test the phrase “usable greens” against the master plan — ask how much of the open area is walkable lawn rather than setback and driveway.
No flooring, fittings, kitchen, wiring or sanitaryware specification is published, and neither is the total land area, so you cannot judge amenity space per household from the page. Request the specification annexure and the master plan together.
About the developer
The builder is named as Kasturi. Beyond the name, the project page publishes no completed-project list, no year of establishment and no delivery record, so there is nothing on the page itself to verify a track record against. The check that costs nothing: look up P52100047009 on the MahaRERA portal, confirm the promoter entity, read the sanctioned plans and the declared completion date, then search the same promoter’s other registered projects and see whether their completion dates have been revised. A history of extensions tells you more than any overview paragraph.
Who this project suits
It suits a buyer who wants a large home in an established western suburb and will use the sports facilities. The squash, badminton and floodlit courts only justify their cost if someone in the household plays.
It suits professionals working in Hinjewadi, Wakad, Aundh or Baner who want one address reaching all four, and who are buying at the ₹2.5 to ₹3.5 crore level rather than stretching to it.
The penthouses suit a specific and small buyer: someone who wants 2,900 to 3,700 sq.ft of carpet in Balewadi and accepts a quarter more per foot to get it.
It does not suit a buyer who needs a possession date. None is published, and at this price an open-ended handover is a serious exposure.
And it does not suit a buyer who wants a low-density scheme: with towers, floors and land area all unpublished, you cannot yet tell what density you are buying into.
Investment considerations
Balewadi’s demand is driven by the Hinjewadi employment base, the expressway, and the stadium and High Street precinct that give the suburb its own retail and dining centre. That combination supports both owner-occupier demand and a rental market of senior professionals, which is the segment that rents three- and four-bedroom homes.
The 1,246 sq.ft three-bedroom is by some distance the most liquid unit here; homes in the ₹2.5 crore band have the widest buyer pool in Balewadi. The four-bedroom is slower but steady. The penthouses at ₹7.67 and ₹9.79 crore are a thin market by definition: few buyers, long sale cycles, and a resale price set by whoever happens to be looking.
All-inclusive pricing helps resale comparison, because your entry cost is unambiguous. Against that, the absent possession date is a commercial risk: the purchase carries rent plus EMI for however long construction runs, and you cannot budget for a period nobody has stated. The site describes strong appreciation prospects in Balewadi; that is the developer’s characterisation, and we attach no percentage to it because none is published.
What to check before you book
- MahaRERA: verify P52100047009 on the portal. Match the promoter name, your tower and unit, the sanctioned plan and the declared completion date.
- Possession: no date appears on the page. Get the registered completion date into the agreement for sale with the delay compensation clause.
- The price discrepancy: the investment notes say ₹2.29 crore, the price list and FAQ say ₹2.56 crore. Ask which is current and get it in writing.
- What “All Inc” covers: itemise GST, stamp duty, registration, floor-rise, parking, club, corpus and maintenance advance, and confirm which sit inside the quoted figure.
- The 4 BHK band: establish what moves the price between ₹3.29 crore and ₹3.42 crore on the same 1,581 sq.ft.
- Density: land area, towers, floors and total units are all unpublished. Get them, then work out lifts and parking per home yourself.
- Amenity commitment: ask which of the 24 listed amenities appear in the sanctioned plan and are annexed to the agreement, and when each is scheduled to be handed over.
Frequently asked questions
The price list runs from ₹2.56 crore for the 1,246 sq.ft three-bedroom to ₹9.79 crore for the 3,742 sq.ft penthouse, all marked all-inclusive. The site’s investment notes separately mention a starting price of ₹2.29 crore, which conflicts with both the price list and the site’s own FAQ. Confirm the current figure in writing.
₹2.56 crore all-inclusive for 1,246 sq.ft of carpet area, which is roughly ₹20,550 per sq.ft. Only one three-bedroom size is published. Ask whether the figure varies by floor, since the four-bedroom is quoted as a range on a single area and the same logic may apply here.
Four: a 3 BHK at 1,246 sq.ft, a 4 BHK at 1,581 sq.ft, a 4.5 BHK penthouse at 2,916 sq.ft and a 5.5 BHK penthouse at 3,742 sq.ft, all carpet area. Note that the project overview describes only three- and four-bedroom residences, so confirm penthouse availability directly.
Balewadi, in west Pune. Published distances are Balewadi Stadium 1 km, Baner Road 2 km, Wakad, Pashan and Aundh each 4 km, NHL Metro Station 5 km, Pune University 7 km, Hinjewadi IT Park 10 km and Pune Airport 16 km. The Hinjewadi run is the one to time yourself on a weekday morning.
P52100047009. Verify it on the MahaRERA portal rather than relying on any listing, this one included. The registration gives you the promoter’s legal name, the sanctioned layout, the declared completion date and quarterly progress updates — all four worth reading before you pay a booking amount.
Under Construction. No possession or completion date is published on the project page, and no construction-stage update is given either. The MahaRERA registration carries a declared completion date and quarterly progress filings; treat those as your reference and insist the date appears in your agreement for sale.
It depends on which unit. The three-bedroom at ₹2.56 crore sits in Balewadi’s widest resale band and the all-inclusive pricing makes your entry cost unambiguous. The penthouses are a thin market with long sale cycles. In both cases the unpublished handover date sets your carrying cost, so settle that first.
